Leyton Park Road (E10, in Leyton) was our second Kingdom Houses, and the first one that I (Dawid) got involved with launching. The landlord is a lovely gentleman named Joe and was always good about repairs, and very reasonable. The house was a 3 bed 2 reception that we ended up running as a 5 bedroom (with 2 rooms for sharing, so 7 people on 1 bathroom!! Insane). We all have to start somewhere, this is where Kingdom Houses started. This is where the real actors came onboard, Safia Davies joined us at this time and has been an invaluable asset to the business ever since.

A window left for too long without any repair
Repairing Sash Windows – Avoiding permanent damage

London has sash windows all over the place, and many of these are either costly to replace or impossible to replace. On the one hand you could be look at thousands of pounds to replace the original wooden sash windows with new UPVC or metal windows, and then on the other you could be limited by planning/the Council and either need to replace it with new sash windows (whether UPVC/metal or wood) or not be allowed to change them at all!!

Supplies – May 2010

A blast from the past, I found this video dated May 2010. This is back when we were much smaller (5 houses? Maybe less), we had a small Fiat Panda bought from new on a Hire Purchase Agreement and used it for everything. As we do now, we did a monthly run every month to re-supply properties with toilet paper and other cleaning products. It used to be quick to re-supply, these days it takes ages having to do almost 40 addresses.

Have you ever been so efficient, so beloved, so benevolent that your tenants frame you as an Angel. Give you the highest honour and put you on the Christmas tree /s. Me neither, I’m sure I am up there for other reasons (perhaps that I’m always coming across that I am an angel that can do no wrong?) In any case we found it very amusing, my colleagues have been teasing me all week about it.

If you drive, get a dash camera. Really honestly get one. One of our vans has recently been in an accident (not able to disclose too many details as still in claim phase) and let me tell you without the dash camera footage Kingdom Houses would have been assumed at-fault. We have moved office, for reasons. The office is now at 58 The Ridings, Ealing, London, W5 3DR. All letters, post, notices etc. are to be served there. It’s a big double fronted property and you should notice Kingdom Houses logos in the windows.

The back up is leaking too!!

British Houses have lots of valves, that’s because they have complex water systems, that’s because we mostly use gas for heating. I don’t know why we historically use gas for heating, I don’t particular care how we got to where we are, it doesn’t change where we are. I do know that gas heating (hot water and C/H – which is technically again hot water) is three/four times cheaper than electrical heating (to satisfy my housemate I quote my source: https://www.ovoenergy.com/guides/energy-guides/heating-costs-gas-vs-oil-vs-electric-storage-heaters.html)

With electric storage heaters on the lower Economy 7 tariff (12-7am), the costs would be about £900, while using standard rate electricity would cost a whopping £1,950. … At 16p/kWh per unit of usable heat, electric heating is three and half times more expensive than an efficient combi boiler using gas.
