What we provide
This is an overview of the fundamental service we provide to you under room management
- We find you a suitable Christian flatmate
- Exchanging of contracts and agreeing let terms
- Deposit and rent collection
- Refunding of flatmate's deposit once they have vacatted the property and returned the key (also subject to leaving the room in a clean state)
- Eviction if they fail to pay their rent or break their contractual arrangement with regards to your house rules etc...
- Keeping you informed all of the way
What you provide
This is what is required of you for the arrangement to operate smoothly.
- Full list of requirements such as the minimum term you want from the prospective flatmate, their gender etc...
- Full list of features of the room and property such as double bed in room, large lounge, massive plasma TV in living room etc...
- Photos of key features, more photos make it more likely for a prospective flatmate to take a room.
- Do viewings of the room
- Prepare room by making sure it looks neat and attractive

Room let prices
It is important that you do not price your room to high, we have found that this is the maximum (price) the market can bear for a property in Zone 3. There are exceptions for example where a house is very mod, well furnished, in Central London etc...

Certain features such as an ensuite, modern furniture, Cental London location, awesome property etc... may increase the room price by up to £100pw.
Important: the above prices are only a guideline of the prices, in our experience, that flatmates can afford and are willing to pay. They are by absolute and are only a rough guide.
A roomshare is where two or more individuals share a room and each pay a part of the room. Commonly they each sign a tenancy contract seperately and are only responsible for their share of the room's rent
Cost / Pricing
For room management we operate a flat fee charge determined by the room type. Fees are only charged when the room is occupied, no flatmate = no fee

Frequently Asked Questions
What if you don't like the person?
If contracts have already been exchanged both each partyt is contractually obliged to fullfill their side of the contract. If a mutual agreement cannot be arranged by the landlord (you) and the flatmate notice may have to be giving according to the tenancy contract.
If no contracts have been exchanged Kingdom Houses can, by your instruction, refuse the room and refund deposits if any have been paid.
What about theft/damages?
It is your responsibility to make sure that the property is properly secured with locks and that you can account for every person that has a key.
In our experience when someone sounds, looks or feels suspicious there definately is something is fishy.
Are there any other costs?
There is a small registration fee of £45.00 per room, discounts apply where mutliple rooms are in the same property.
Why is there a registration fee
The registration fee goes towards getting the room/property onto our books and out there into advertisements.
