There is some overlap on these definitions; For example sometimes a room will be defined as a single room even though it is larger than 8m2 simply because it contains a single bed. Some Kingrooms might have less floor space if for example they have a wall of built-in wardrobes.
Kingdom Houses Room Sizes
Bed size Single Single Double Double
A small minority of queenrooms come with 4ft double beds (the standard double size is 4ft 6 inches) while a few of the Kingrooms may actually come with a Kingsize bed which is 5ft.

A surcharge of £100pcm applies for two people sharing a room and each house has limited availability for double occupancy
Minimum furniture Bed & wardrobe Bed, wardrobe & chest of drawers Bed, wardrobe, chest of drawers & bedside Bed, wardrobe, chest of drawers & bedside
Some rooms may come with a large wardrobe that has both hanger space and shelves/drawers, others may come in with funky built-in furntiure. You need to determine for yourself whether a room fits your requirements.
En-suite bathroom N/A N/A Limited availability and typically adds £150pcm to £200pcm to the room price.
If a room comes with an en-suite bathroom it will be explicitly stated on the room advert. The definition of an en-suite is a when a bedroom has a bathroom that has at least a wash basin, toilet, & bathing facilities (a shower, bath tub or both). This bathroom will either be accessed directly from the bedroom itself or from an unshared private hall way.
A room may be defined as coming with a private bathroom. A private bathroom is like an en-suite because you don’t share it with anyone at all but it may not be directly attached to the room – you may have to walk through a shared hall way to reach it.
