Room Information

Rooms are provided fully furnished including a double bed, good quality mattress (so good we would sleep on them ourselves), bedside (some rooms come with two), chest of drawers with a decent amount of drawer space and beautiful spacious wardrobes (that shoppaholics would adore). All furniture is modern and new.

There is loung with a TV (provided with all the sky channels as seen under property information) and an fantasticaly large garden (that will be greatly enjoyed as it gets warmer).

The house is furnished with 2 bathrooms. Room prices are from £420pcm. All of the rooms are lovingly prepared and come equiped with the basic amenities.

It is likely that room gets taken before you get a chance to come and see it so it is recommended you book a viewing at your earliest convenience and bring along the £150 contract and referencing fee which will serve as a holding deposit while your references are followed up on.

Right of admission reserved

All rights of admission are reserved and we are not under any obligation to rent a room to anyone who does not pass our referencing or with whom we feel uncomfortable. If a deposit has been taken and you fail on your referencing the full deposit will be returned to you except in cases where you have misrepresented your position or knowingly provided us with false information.

Price guarantee

All prices are introductory only and are valid for twelve months from the start of your tenancy. Rooms are only available to new customers (we operate a strict no-transfer policy with the launching of a new house). All prices are based on a minimum stay of six months, a shorter stay may incur a surcharge.

We do not offer a price guarantee in that we will competitors' prices advertised. Our properties are of a very high standard and include many ammenities that competitors do not include such as a weekly cleaner, toilet paper, cleaning supplies etc... with no nasty surprise costs or fees.

Referencing and checks

You will be expected to pass a credit check and provide satisfactory employer and previous landlord references. As an indicative measure you should earn at least 2x (after tax) the price of the room you intend to take. We do not accept any form of benefits (sorry previous customers have ruined it everyone by abusing the system). Exceptions will be made where you have a credit worthy guarantor willing to sign the tenancy agreement.

First come = first served

We reserve the right to give preference to prospective housemates who are able to take occupancy on the earliest date. This means that you can be gazumped by another customer who wishes to move in earlier than you.

As such we recommend you:

  • Take the room and pay from the first day it is available (even if you do not physically move in yet, you will however be given the keys to physically move-in at your leasure)
  • Pay the deposit and £150 fees and sign the contract
  • Provide us with an email address for your Employer (For purposes of an employer reference), Previous landlord (for a landlord reference)

Doing viewings

As your viewing slot is 30 minutes long it is recommended that you are not more than fifteen minutes late for your viewing as we most likely will have other viewings to attend to after and will not be able to extend your viewing. If you are delayed because of a force majeure (something outside your control) please be sure to let us know immediately (by phoning us and texting us) and we will do our best to accommodate your viewing.

Please think of other's when you sign up to a viewing, if you are not really interested in the house please don't waste our time and other potential housemates' time by signing up to a pointless viewing. We do not live in the house and we specifically set aside time for the viewings to meet people one to one. Make sure to print a map before hand and to satisfy yourself with the location of the property (is the area good for you, is the travel time to work sufficient etc...)

If you cancel a viewing last minute you may find that we are reluctant to re-schedule for another time. If you need to cancel please give at least 24 hours notice. If you immediately decide you are not interested we recommend you tactfully tell us so that we can end the viewing early. There is no reason for either of us to waste further time and we will appreciate your honesty and will find it valuable to know why the property does not suit you (especially if you feel we have inaccurately described the property, room, prices, location etc...).

Couples / Sharing

There is a surcharge of £80pcm if you are two people who want to share the room. You will have to sign a joint tenancy.
