We value our customers at Kingdom Houses and we are always looking for ways to make their lives better and simpler. Two interesting things have recently come across our desk and we wanted to be the first to tell you about them and how they can benefit you.

Firstly we have a new service which is our perks platform. All our tenants will get exclusive access to certain perks and rewards from a few retailers. I won’t oversell it as you can see the opportunities for yourselves on our page here. But we can give you a taste already:

Canopy.Rent

We are transitioning to using Canopy. Rent for all future referencing. They offer a very cool product that allows you to register, via their app, and have your rent payments count towards your credit score. Now I know there are one or two other apps going in this direction but frankly, I don’t like the way they do it. Some of them want to integrate with the estate agents directly which is complex and slow, while others are only building a way to report back the data to credit scoring agencies.

Canopy.Rent will be using this proof of your rent payments to build a Tenant Passport which will make it very simple for you to rent or buy in the future. I strongly recommend everyone sign up with their service and start building your own credit score. Furthermore, if anyone wants to rent with Kingdom Houses we are going to be using Canopy.Rent’s passporting service, so you can refer a friend and inform them in advance that we would be using Canopy.Rent. This allows them to do their own referencing and know whether they would be accepted.

The Best of London – West

The lockdown is being eased, and from March 29th, outdoor gatherings of either 6 people or 2 households will be allowed. However, it is utterly important to mention that we must keep looking after ourselves and keep following the NHS guidelines (wear a facemask, social distance and everything that we all are perfectly aware of) – and we totally support it.

It is very likely that you already have heard something like: ‘You will never be able to see everything in London’, Yes, we agree. London has uncountable things to do and see. But not just this, so many times, some hidden gems are just next door ‘under our nose’, for this reason, we are bringing to you some of London’s outdoor hidden gems.

Celebrating 120 years, this part of Ealing has its own charm. In there you can find the Pitzhanger Manor & Gallery, it is a wonderful building (people even get married there!) that promotes several activities and exhibitions. Definitely a spot to place on your list

Kyoto Gardens

Opened 30 years ago, in the Holland Park, the Kyoto Garden consists of Japanese water features, tiered waterfalls, rock gardens and a whole host of Koi Carp swimming in the pond.

Gunnersbury Park

The park counts with over 185 acres of parkland, an interactive museum, an exciting public programme, a brand new sports facility. Not even mentioning the beautiful lake over there. A perfect place to meet friends, dog walking, running, enjoy a Sunday afternoon stroll, wander around the museum or boating on the lake.

Christmas Competition 2020

It’s been more than a month since Christmas… and we’re finally in February! Wow, time flies doesn’t it? Thankfully 2020 is now firmly behind us, what a year that was!

Christmas Competition 2019

Our annual Christmas competition for 2019 saw 8 houses enter. What a great opportunity it was for housemates to band together and have a good meal and a drink, some familiar faces and in fact some winners from previous years. In 2017 there were only 4 entrants and as such we decided to crown them all winners. What happens this year…

Office Closure 20 December 2019 to 2 January 2020
The office closes over the festive season from Friday the 20th of December 2019 and will re-open on Thursday the 2nd of January 2020.

Open up a lounge – Craven Avenue Takeover

In July 2018 we had the unique opportunity to take over a property from a competitor who had fallen into arrears, and likely bankruptcy at some point. They hadn’t paid their landlord in over six months and had been neglecting the property for quite some time. It is a large ten bedroom house and by the time we came onto the scene only four rooms were occupied.

Hainault Road – First household (2nd Kingdom House)

Leyton Park Road (E10, in Leyton) was our second Kingdom Houses, and the first one that I (Dawid) got involved with launching. The landlord is a lovely gentleman named Joe and was always good about repairs, and very reasonable. The house was a 3 bed 2 reception that we ended up running as a 5 bedroom (with 2 rooms for sharing, so 7 people on 1 bathroom!! Insane). We all have to start somewhere, this is where Kingdom Houses started. This is where the real actors came onboard, Safia Davies joined us at this time and has been an invaluable asset to the business ever since.

Repairing Sash Windows – Avoiding permanent damage

London has sash windows all over the place, and many of these are either costly to replace or impossible to replace. On the one hand you could be look at thousands of pounds to replace the original wooden sash windows with new UPVC or metal windows, and then on the other you could be limited by planning/the Council and either need to replace it with new sash windows (whether UPVC/metal or wood) or not be allowed to change them at all!!

Supplies – May 2010

A blast from the past, I found this video dated May 2010. This is back when we were much smaller (5 houses? Maybe less), we had a small Fiat Panda bought from new on a Hire Purchase Agreement and used it for everything. As we do now, we did a monthly run every month to re-supply properties with toilet paper and other cleaning products. It used to be quick to re-supply, these days it takes ages having to do almost 40 addresses.

Are you an Angel?

Have you ever been so efficient, so beloved, so benevolent that your tenants frame you as an Angel. Give you the highest honour and put you on the Christmas tree /s. Me neither, I’m sure I am up there for other reasons (perhaps that I’m always coming across that I am an angel that can do no wrong?) In any case we found it very amusing, my colleagues have been teasing me all week about it.
